What does this mean to customers?

For loans granted after 1st May 2000 HM Land Registry no longer issue a Charge Certificate. Details normally found within the Charge Certificate are held on their computer records.

Does this mean deeds do not exist?

No - information about the property, the owners and those that have an interest in the property are held at HM Land Registry

Are my title documents held at BM?

No - there is no longer a deeds packet to be stored. We hold a few documents which your Solicitors send us prior to completing your mortgage transaction. These are held as microfiche records. All other documents are sent to you for safekeeping by your solicitor at completion.

What if I lose the documents?

The most important information is held by HM Land Registry and can be produced without delay. The information you hold can be recreated if necessary and your Solicitor will be able to arrange this for you.

What is the benefit for me of dematerialisation?

You are in control. If you decide to sell your house you will have most of the information to give to your Solicitor. You will no longer need to get your Solicitor to request information from us which will speed up the process for you. Additionally this will save you money as we charge a fee for sending out your title documentation.
